Morris Brown College, Gaines Hall

The project involved the design of collegiate residential housing for approximately 100 students. Built in 1869, the 25,900-square-foot building is the oldest structure on the Morris Brown College campus and is designated a historic site. The four-story facility, which is constructed of red brick with stone and brick trim, features a two-story western and north addition.
The scope of work was to maintain and preserve the historical features of the building. Further, the facility was designed in a manner consistent with the American Disability Act, Georgia Energy Code, all other applicable life-safety codes and building regulations, and specifications for historic preservation as required by the U.S. Department of Interior and the Georgia State Historic Preservation Office.
The scope of work included: environmental abatement/removal of asbestos, lead paint and pigeon waste; selective demolition of non-historic appendages (original square footage was 32,000 square feet); total exterior brick painting, interior walls and floor stabilization; energy-saving new windows that replicate historic windows; new HVAC, electrical and fire-protection systems; new elevator, water closets, mechanical rooms, doors and finish hardware; wall plaster and laundry room.
